1. No Place No Pay - Proof of rejection from the chosen university/college or UCAS notification must be submitted within 7 calendar days of you being notified or the decision being published or received confirmation that you have not received your place, along with written confirmation to cancel the booking. 2. No Visa No Pay - Submit your request to cancel the booking via email with official evidence of Visa/ Embassy refusal documentation within 7 (seven) calendar days of you being notified or the decision being published or reached. Once we receive this, we will confirm receipt of your request to cancel and refund your full deposit together with any other rent payments you may have made. 3. Initial Cancellation Period/Cooling-Off Period: You can cancel your accommodation booking within 14 days of signing the tenancy agreement and receive a full refund of your deposit. If the booking was made before 1st June 2025 and you have not collected the keys to your room, you may cancel with no penalty by emailing us before 1st June 2025. For bookings made on or after 1st August 2025, you can cancel your tenancy within 3 days of signing the agreement (the '3-day cooling off period') if you have not yet collected your keys, by emailing us.
