As soon as you enter, you will find on the left side the fully equipped kitchen with everything you may need during your stay (oven, dishwasher and microwave included). On the right side, there is the living area composed of a beautiful white sofa, a table surrounded by four chairs, a plasma TV and a cosy fireplace. The corridor (with a big wardrobe on the right) leads to the bathroom, which is complete with a shower box and washing machine. The bedroom, furnished with a double bed, two-night tables and a huge mirrored closet, is very big and bright, thanks to the sunlight which enters from the balcony, overlooking the street. BOOKING CONDITIONS ● Minimum stay: 1 month ● Maximum stay: 12 months (renewable) ● SECURITY DEPOSIT: Equal to one month for stays between 1 and 3 months and 2 months for stays between 4 to 12 months. The security deposit is required as a guarantee of the property and can never be considered as payment of the monthly rent or for any other type of payment, it must be paid in full no later than the day of check-in together with the costs of cleaning and flat rate required for utilities/condominium. INDICATIONS: After the booking confirmation, future tenants must send the property all the necessary documents to proceed with the signing of the contract: identity documents, residential address and tax code (if in possession). For tenants who do not have a tax code, they have 7 days from the check-in date to request it from the Revenue Agency and deliver it to the property. To enter the apartment the contract must have been signed and all the terms and conditions of the service have been accepted. In order to proceed with the temporary rental, documents have been required that report the reasons for the stay in Italy (study, work, other), the property reserves the right not to accept the booking if the required documents do not meet the parameters. required. The apartment is available for rent to both individuals and companies. For contracts for guesthouse use (made out to companies) a price increase of 30% is required. THE PRICE INCLUDES: ● VAT ● Assistance service ● Registration costs of the first contract (in case of a renewal the costs will be borne by the customer). In some cases and for the landlord's needs, it may be decided to apply the 'ordinary regime' registration method, which would entail an additional registration cost, the amount will always be divided between the landlord and tenant and not always in equal parts, it may vary according to various factors that will be taken into account during the contractual phase. ● Check in from 3 pm to 6 pm and check out until 11 am from Monday to Saturday. THE PRICE DOES NOT INCLUDE: ● Utilities and condominium: monthly flat rate with balance at the end of the stay, payment to be made together with the first month's rent based on the type of accommodation: ✔Studio apartment 150 euro ✔One-room apartments 200 euro ✔Two-room apartments 250 euro ✔Three-room apartment and more than 300 euro ● For the winter period from 15 October to 15 April in addition to the costs of utilities and condominium there will be in addition a fixed cost of heating that varies according to the type of property starting from 50 euros. ● For calls which do not start on the 1st of the month or which do not end on the 30th of the month, the balance will be proportional CHECK-IN / OUT: ● Check-in / out at the apartment outside office hours there will be an extra cost of € 30, upon request and acceptance by the structure. ● There is no check-in / out on Sunday on public holidays. TO KNOW: ● In the case of contract renewal for guesthouse use contracts, registration fees are not included. ● The initial and final cleaning service must be paid upon check-in. CANCELLATION AND WITHDRAWAL POLICY: ● For reservations cancelled more than 60 days before check-in, the tenant will receive the full first month's rent in advance. ● For reservations cancelled between 31 and 60 days prior to check-in, the property receives 50% of the first month's advance rent from the tenant. ● For reservations cancelled less than 30 days prior to check-in, the property receives 100% of the first month's advance rent from the tenant. ● For reservations cancelled on the same day of the check-in date up to 48 hours after check-in, the property receives 100% of the first month's advance rent from the tenant and any refund of the security deposit will be at the owner's discretion. ●● Once the lease period has begun, it is possible to withdraw from the lease with 90 days' notice without incurring penalties; otherwise, the entire security deposit will be withheld. Suppose the lease is terminated before the natural expiry date as per booking, even with regular notice. In that case, the customer must compensate the property, where present, for the commissions paid to the website on the entire rent. Upon check-out, if no damage is found to the apartment and all costs due have been paid, the security deposit will be returned within 14 days. Please be aware that HA is an online booking platform.
